Godrej Properties reported H1 FY27 booking value up 7% YoY to INR 16,659 crore from the sale of 7,396 units, against FY27 booking-value guidance of INR 39,000 crore (FY26 actual INR 34,171 crore), and said bookings of INR 22,500-25,000 crore are expected in H2 on the back of twice the launches.

— 1 · The Locked Call

Godrej Properties' FY2027 bookings are at least INR 35,500 crore — P = 0.90.

We lock a binary: Godrej Properties' booking value for the year to 31 March 2027, as reported by the company, is INR 35,500 crore or higher. Confidence 90%.

Guidance is INR 39,000 crore. The threshold sits about 9% below it, a buffer sized for a launch-dependent line rather than a steady one.

— 2 · The second half carries the year

INR 16,659 crore banked. INR 18,841 crore still needed.

The first half produced INR 16,659 crore, and the second quarter actually fell 6% year on year because launches slipped into the third. To reach INR 35,500 crore the second half must deliver INR 18,841 crore, against INR 18,584 crore in the second half of FY2026: growth of about 1.4%.

The company's own expectation for the half is INR 22,500-25,000 crore, built on twice the first half's launches. The lock does not need that plan to land in full. It fails if launches slip again past March, or if demand weakens enough that a doubled pipeline still converts below last year.

— 3 · Bookings are not revenue

Pre-sales now, revenue years later.

Indian developers recognise revenue on completion, so reported revenue lags bookings by years and says little about this year's demand. The criterion names booking value, the pre-sales measure the guidance is set on, and rules out revenue and total income.

Godrej's booking value includes sales made on behalf of joint-venture partners, so it is not a consolidated-accounts line. That is the company's own definition, and the comparison with FY2026 is on the same basis.

This is the series' first Indian real-estate lock. It is a forecast of a company's sales execution, not a property-price call.

Binary: YES if FY2027 booking value as reported by the company (the measure that was INR 34,171 crore in FY2026, including sales on behalf of JV partners) is INR 35,500 crore or greater; NO if below. Explicitly NOT revenue from operations and NOT total income.

Twice the launches in half the year. The lock needs barely more than last year's second half.
